ServicesMortgage Protection

Mortgage Protection Insurance in New Braunfels

Mortgage protection is a life policy built around the balance left on your loan. If you pass away before it's paid, your family has money to cover the monthly payment or retire the debt. We quote it by phone, give you a realistic approval window and keep you posted.

How mortgage protection works and who it suits

Mortgage protection is usually a term life policy. The amount of coverage equals what you still owe, and the term lines up with the years remaining on the loan. Some policies get smaller as you pay the balance down. Others hold steady, leaving extra money as the loan shrinks.

Here is how it differs from the coverage your lender sends in the mail: on a policy we arrange, your family is the beneficiary, not the bank. They decide what happens next. They can pay off the loan, keep making monthly payments, or set some aside for other bills.

It makes the most sense when the mortgage depends on one or two incomes and losing either would make the payment a struggle. For coverage that goes beyond the loan, see our Term Life Insurance page for broader policies.

What we take care of

A look at your loan
We go over your balance, the years left and your monthly payment. Those numbers tell us how much coverage to carry and for how long, so the policy fits the loan without overshooting or coming up short.
Level and decreasing options side by side
You see the monthly cost of each and what your family would receive at year five, ten and fifteen.
Straight answers on riders
Certain carriers offer riders that pay if you are disabled or become seriously ill. We show how much each raises your premium and whether it makes sense for you, and we say so when it doesn't.
Naming who gets paid
We help you pick a main beneficiary and a backup, and we check that each name is spelled the way it appears on legal papers. Old or misspelled names are among the most common snags when a claim is filed.
A timeline before you start
We tell you how long underwriting usually takes for your age and coverage amount, and whether an exam is likely. If the carrier asks for records or the date slides, we call with the new date.

When mortgage protection makes sense

  • You recently signed loan papers

Fresh closings bring in more calls than anything else. Rates tend to be lower when you apply younger and in good health, so the early months are a good time to look.

  • One paycheck covers most of the payment

If losing that income would mean missed payments within a few months, the loan needs its own coverage.

  • You refinanced or borrowed more

Older coverage may be sized to a balance or term that no longer matches. A quick review shows the gap.

  • Your only coverage comes through work

Group life often ends when the job does, and it may not cover the full loan. A personal policy stays with you if you change employers.

  • Lender mailers keep showing up

They can look official. Compare them against a quote that names your family as beneficiary before you sign anything.

How it works, from first call to policy in hand

  1. 1

    Start with a phone call

We ask about the loan, your general health and who depends on the payment. Keep your latest mortgage statement handy so the numbers are right from the start.

  2. 2

    Quotes and a realistic window

We go over your options by phone and give you an honest estimate of how long approval should take, based on your age, health and coverage amount.

  3. 3

    Application and underwriting

Some policies are approved on your answers alone. Larger amounts may need a short exam, which we schedule around your workday at a place that's easy for you.

  4. 4

    Updates when things change

If the carrier asks for doctor records or needs more time, we call you with what changed and the new expected date. You won't have to chase us for a status.

  5. 5

    Policy delivery

Once it's issued, we go over the policy with you, confirm the beneficiaries and start date, and note when a check-in makes sense, like after a refinance.

What moves the price of mortgage protection

Premiums are set by the carrier, and every quote depends on the person applying. We explain what pushes the number up or down before you apply, so the final price doesn't catch you off guard.

Your age and medical history
These set the starting point for any quote. Conditions such as high blood pressure or diabetes rarely shut the door, but they can move you into a different rate class.
Tobacco use
Carriers ask about recent tobacco use, and a yes moves you into a higher rate class.
Loan size and term
A large balance over 30 years costs more than a smaller one over 15. Matching the term to your real payoff date keeps you from paying for years you don't need.
Shrinking or flat coverage
A policy that shrinks along with the loan balance is often the cheaper monthly pick. A flat amount runs a bit higher, and that difference turns into spare cash for your family once the loan has been paid down.
Riders
Disability, illness and return-of-premium riders each add cost. We price them one at a time so you can see what each one adds.

What people ask about mortgage protection

Something not covered here? (830) 494-0696

Does the payout go to my lender?

Not with the policies we set up. The money goes to the beneficiaries you choose, and they decide how to use it. Most families put it toward the loan or pay it off, but the choice is theirs.

Is this the same as PMI?

No, they do opposite jobs. Lenders often charge PMI when your down payment is small, and it covers the bank if you stop paying the loan. Mortgage protection pays your family if you die. PMI never pays your family a cent.

How soon could I be approved?

It depends on how much coverage you want and your health history. Simple applications can move quickly, while ones that need an exam or medical records take more time. You get a realistic window before applying, and we call if the date shifts.

Will I need an exam?

Not always. Many carriers approve coverage up to a set amount using your answers and a records check. Bigger policies or certain health histories call for a brief exam, which we book at a time and place that suit you.

What happens if I sell or refinance?

The policy isn't tied to the house, so it stays in force while premiums are paid. After a refinance, give us a call and we'll make sure the amount and term still fit the new loan.

Do you work with people outside New Braunfels?

Yes. Some of our clients live in nearby towns like Seguin, San Marcos and Canyon Lake. Most steps happen by phone, and any exam is arranged wherever is easiest for you.
